Leaders in health innovation
The University of Huddersfield’s £250m National Health Innovation Campus (NHIC) is a game-changer for the region’s healthcare and life sciences future. This campus is enhanced by established high-growth businesses and opportunities for growth backed by a decade of West Yorkshire Health Innovation and Digital Tech Investment Zone funding along the Station to Stadium Enterprise Corridor.
Built to platinum WELL building standards, the NHIC is one of only 30 WELL-at-scale portfolios worldwide and the first of its kind in the UK, prioritising the health, wellbeing and productivity of its users. For a university that understands the link between wellbeing, innovation and productivity, building WELL is not just a trend but a necessity for future-proofing real estate investment.

Global recognition and future plans
This seven-acre site, with planning permission for up to seven buildings, has put Huddersfield on the global map for translational health and wellbeing research, medical technologies, manufacturing, and applied applications. The project delivers a mix of specialist clinical teaching and research facilities, laboratories, and flexible commercial floorspace packed with the latest technology.

At the NHIC, the Health and Wellbeing Academy brings together public-facing health facilities (clinics and research) and is a focus for entrepreneurial academic activity linked to the needs of the local health workforce and the regional health economy. The NHIC will also be home to the first NHS Community Diagnostic Hub co-located on a UK university campus, enhancing its role in public health and clinical services. Specialist clinical teaching facilities are providing a skilled workforce, and revolutionising patient care.
The first building, the Daphne Steele, is already operational. The second, the Emily Siddon, is under construction and due to open in 2025. Future buildings totalling 497,8352ft of lettable space are in various planning stages, offering exciting opportunities for investors and developer partners.
WELL principles and regeneration
By aligning with WELL principles, Huddersfield is setting a benchmark for integrating health and innovation with the built environment. Investment of over £1bn in regeneration projects across the town centre is bringing-forward viable spaces for investment and development, creating environments that prioritise health, clean growth, connectivity, and sustainability.
The Huddersfield Blueprint, Kirklees Council’s masterplan for investment across the town centre, is driving growth and transformation with a focus on fostering community and mental wellbeing through public realm enhancements. These include the restoration of iconic heritage buildings for quality town centre living, office and retail space, and the council’s flagship ‘Our Cultural Heart’ that is creating a dynamic cultural hub for residents, visitors and businesses.

A transforming economy
The Station to Stadium Enterprise Corridor will create a hub for life sciences, health innovation, and advanced manufacturing, with the National Health Innovation Campus at its core. A dynamic ecosystem where collaborative workspaces, cutting-edge clinical teaching, state-of-the-art research facilities, and high-tech manufacturing hubs will sit side by side.
Through the Huddersfield Health Innovation Partnership, a unique Open Innovation ecosystem is already connecting business innovators directly with health institutions, academia, local communities, and neighbourhoods, spurring groundbreaking advancements that drive business growth, improve health outcomes and reduce health inequalities. This includes a four year health incubator programme, delivered in partnership by the University, 3M BIC and Council and funded through the Investment Zone.
The Station to Stadium Corridor is primed for a decade of business growth. A cleared 3-acre brownfield site at Gasworks Street will soon link directly to the Campus, with further sites around Leeds Road, and St Andrew’s Road coming forward for development, alongside urban greening, and re-connected spaces. Huddersfield Town FC has plans to regenerate the 50-acre site around its renowned John Smith’s Stadium, driving more new growth and investment. At the far end of the corridor, Syngenta’s 20-acre site is a rare occupier opportunity for the advanced manufacturing and supply chain industries.
